Your Homeowner Care Representative will reach out to you to request your personal contact details, as well as the contact details for your legal and financial representatives who will be facilitating the closing process.
Pre-Delivery Inspections (PDIs) are anticipated to be scheduled starting with Level 2 in July and proceeding up the building over the summer. A Grosvenor Homeowner Care Representative will reach out via email to schedule your PDI with an Inspection Specialist. This is an opportunity, within the time allotted, to view your new residence prior to completion, familiarize yourself with the features and operating systems within it, identify any deficiencies requiring correction and to take any measurements or photos needed.
Shortly after Grosvenor receives an occupancy permit from the District of West Vancouver and the Strata Plan is registered in the Lower Mainland Land Titles Office, a letter confirming the Completion Date will be sent to you a minimum 14 days in advance of closing. Once received, you will need to advise your legal and financial representatives immediately.
Possession Inspections are scheduled one day following the Completion Date. On your Possession Date, the keys will be available for pick-up from your Inspection Specialist at the building, provided the transfer of funds is confirmed on the Completion Date. Before you receive keys, you will need to complete a series of forms, as well as conduct a walkthrough of the suite to confirm the condition of the home and identify if there are any areas that may still need attention.
Move-in appointments can be scheduled on any available date following the Possession Date. Move-in appointments must be scheduled through the AWM Alliance online portal. Instructions regarding how to access the portal and book the move-in date/time, including elevator reservation, will be included in the official Notice confirming the Completion and Possession Dates. Move-ins cannot be booked prior to confirmation of the Possession Date.
Before taking possession, you will have access to the Grosvenor Ambleside Homeowner Care Webpage, the AWM Alliance Property Management Portal, as well as your Grosvenor Homeowner Care Representative. Upon Possession, you will be provided with a Homeowner Guide, a Quick Reference Guide, and access to the Grosvenor Ambleside Homeowner Portal which provides valuable details about the features of your home, care and maintenance instructions and an online form to contact Grosvenor Homeowner Care with deficiency and warranty related items.
We recognize not all deficiencies are apparent during the initial walkthroughs, which is why you will have 30 days following your Possession Date to add deficiencies in the Grosvenor Ambleside Homeowner Portal. A Grosvenor Homeowner Care Representative will arrange a final meeting with your Inspection Specialist in your home to review the deficiency items logged within the 30-day window. After this date, you will be able to contact Grosvenor Homeowner Care with any warranty related items through the Grosvenor Ambleside Homeowner Portal.
